Rents in Prague 2 and 3: how prices changed over the past year
Vinohrady and Žižkov remain the most sought-after districts for renting. We looked at what happened to prices and how long it takes to find a tenant.
Prague 2 and 3 have long been among the most popular areas to rent. They combine good transport links, parks and lively streets – and prices reflect it.
What happened to prices
Rents in both districts rose moderately over the past year. Smaller 1+kk and 2+kk flats grew the most, driven by young professionals and expats. Larger 4+kk flats grew more slowly, and tenants are more sensitive to condition and furnishing.
A renovated flat with a balcony in Vinohrady rents within two weeks today. A flat in original condition can wait two months.
What drives the price
- Condition. A renovated bathroom and kitchen have the biggest impact on rent.
- Outdoor space. A balcony or terrace raises both interest and price.
- Lift and floor. In older buildings without a lift, interest drops from the 4th floor up.
- Furnishing. Expats more often look for furnished flats.
Advice for owners
Set the rent based on actual completed rentals nearby, not on listings. An overpriced flat stays empty longer – and vacancy costs more than a small discount.
