How selling a flat works, step by step
From valuation to handing over the keys: the eight steps of selling a flat and what to watch out for.
Selling a flat is one of the biggest transactions most people make. Let's go through it step by step.
1. Valuation
We set the market price based on actual completed sales nearby. Listing prices tend to be higher than what flats really sell for.
2. Preparation and photos
Small repairs, decluttering and home staging can raise the price and shorten the sale. Professional photos and a floor plan are standard.
3. Marketing and viewings
We publish the listing on portals and send it to clients in our database. We organise viewings ourselves and pre-screen buyers.
4. Negotiation and reservation
We negotiate price and terms in your interest. Once agreed, we sign a reservation agreement.
5. Purchase contract and escrow
Our lawyer prepares the purchase contract. The price is held in attorney or bank escrow and released only after the buyer is registered in the land registry.
6. Handover
We hand over the flat with a protocol, meter readings and utility transfer.
The whole process usually takes two to four months. The longest waits are typically the buyer's mortgage and the land registry entry.
